I’ve heard that warmer weather is on the way. Doesn’t that just figure? I’m heading to a “retreat” of sorts, for weavers and spinners. April 30, 2008 Update

Well, another month has come to an end. April showers are supposed to bring May flowers so let’s keep our fingers crossed. We haven’t had snow in over a week now….I wish I had really great news about the real estate market here but right now it’s a bit stagnant. I do have high hopes for summer (the eternal optimist, my husband calls me). If you’ve been following real estate for years, you know about the “cycles” and how real estate is up then down. If nothing else, it has taught me how to budget! The current market is similar to the market about 5 years ago (and off-and-on during all the years before). We didn’t see many buyers in the winter, picked up a bit in late spring to early summer, ran ourselves ragged from July through about October, then had time to catch our breath as it slowed down as we headed into winter.

Many people ask if it’s a buyer’s market and I suppose in a way it is because there’s a lot of inventory out there. On the other hand, I would say the majority of sellers here are not in a “must sell” situation and are willing to wait it out. There have been a lot of price reductions but if you’re looking for a home, don’t wait thinking the prices are going to go down. And don’t wait for the gas prices to go down before you come to the beach!

April 21 - a day that will live in infamy. Who would have expected that it would snow this late in the season? It doesn’t snow that often at the beach and I think we might have set some sort of record. But, life really is better at the beach, whatever the weather.Last week I introduced you to my husband, Charlie, who is now selling real estate with me. This week, meet the “kids”. Yes, dogs are great, but cats just seem to work in with our lifestyle. Here they are and please forgive the spacing - I’m still learning!

April 16, 2008 Update

Another great week at the beach! The weather isn’t cooperating but it’s always beautiful here, whatever the weather. I wanted to take a minute during this newsletter to tell you a little about me and my real estate career. I have been selling real estate since 1994. I started selling real estate in Surfside, where I lived at the time. It was a great introduction to this line of work, but I felt I needed a place where I could “move up” a bit. I joined Dennis Oman Realty in September of 1995 and in 1996 obtained my broker’s license. I have been the Associate Broker and Office Manager here since that time. Now, to add to my enjoyment of my job, my husband, Charlie Diehl, has joined the office. He has been listening to me talk about real estate, both good and bad, for a long time now and has a really good insight into what the market has been and currently is, what’s available out there (he has also been my “sign guy” for many years), and has the type of personality that I think will take him far in this business. I hope you’ll stop by and say “hi” to him sometime. While we each handle our own clients and customers, you will have the advantage of two “good Diehls” when necessary. Next week, I’ll introduce you to my cats!

Finally sunshine! After the inch of snow I woke up to on Sunday, this is a welcome change. The weather is even starting to warm up. Time to plan your trip to the beach!

  • Second home market remains bright! According to the National Association of Realtors, 12% of existing home sales in 2007 were vacation homes, not residences.
  • Pacific County: In a comparison of February 2007 to February 2008, tThere were 59 new listings compared to 42 in 2007 (residential) bringing the total active residential listings as of February 29 to 173 compared to 129 in 2007.
  • Also in Pacific County, Residential & Condos, there were only 9 sales in February compared to 24 in 2007 with a Year-to-date (Feb 29) total of 26 sales in 2008, 39 in 2007. The average time on the market went up from 141 in 2007 to 179 in 2008. The median sales price increased from $182,250 in 2007 to $199,500 this February

HAPPY SPRING! I can tell by the rain clouds that spring is here. Now the weather will get really interesting! For those of you new to this newsletter, this is how I will be keeping you up-to-date on the real estate market here at the beach, as well as offering information on upcoming events and life in general. COMING UP AT THE BEACH:March 28-30, Long Beach - Bluegrass FestivalClam Tide Update: Nine-days of razor clam digging proposed for April;
Diggers will need new license

OLYMPIA - Fishery managers have tentatively scheduled two razor clam digs on morning tides April 6-9 and April 19-23, provided marine toxin tests show the clams are safe to eat.

If approved, Twin Harbors will be open all nine days during the April opener. Long Beach will be open April 6-8 and April 19-20. Copalis and Mocrocks will be open April 19-20. All digs will be held on morning tides.

AND NOW TO REAL ESTATE:Interest rates are pretty darned good right now. At last check Rates for a 30-year fixed, 20% down, stick-built, full doc, 680+ credit = 5.75% But they could change at the drop of a hat! If you plan on spending the summer at the beach, in your own beach house or camping on your own lot, don’t wait too long. Homes and land are still affordable. We probably have the best values on beach property between southern California and Canada!

The foreclosures are starting to show up here too, although we’re still in a lot better condition than many markets.
